Investing in Multi-Family Property in the Wyoming Valley

The Wyoming Valley and Greater Hazleton were built as company and mill towns, which left them with a large stock of two-unit “doubles” and side-by-side duplexes along with three- and four-unit buildings. That housing stock, combined with prices well below the Philadelphia and New York markets, makes the region popular with first-time investors and owner-occupants who want a tenant to help cover the mortgage.

Things to verify on a multi-family purchase

  • Rent roll and leases. Ask for current leases, security-deposit records and a twelve-month income and expense history rather than projected rents.
  • Utilities. Separate electric, gas and water meters make a building easier to operate; shared meters mean the owner pays and rents need to reflect that.
  • Rental registration and inspections. Wilkes-Barre, Hazleton and several other municipalities require landlords to register rental units and pass periodic inspections. Budget for any repairs the inspection will require.
  • Owner-occupied financing. Buyers who plan to live in one unit can often use low-down-payment FHA financing on a two- to four-unit property; larger buildings are financed as commercial loans.
  • Condition. Many of these buildings are 80 to 120 years old. Roofs, knob-and-tube wiring, galvanized plumbing and foundations deserve a careful inspection.
